Property Hub Ltd partnered with Danube Group — led by founder Rizwan Sajan — to bring UK investors direct access to Bayz102, a landmark 102-storey development in Dubai's Business Bay district. The collaboration pairs Danube's development expertise with my UK-market sales and investment experience, positioning Dubai as a premier destination for UK-based property investment.
Business Bay sits at the centre of Dubai's commercial district, and a tower of this scale is as much an infrastructure project as a residential one. For a UK buyer, that scale is exactly what makes the opportunity attractive and the process daunting: the purchase runs on an unfamiliar legal system, in a different currency, on a construction timeline measured in years rather than months.
The partnership exists to remove that distance. Rather than a UK investor approaching an overseas developer cold, they work through a UK-based adviser who already has a direct relationship with the developer, understands what UK buyers need to see before they commit, and can speak to both sides of the transaction.
UK investors wanted verified, well-structured access to high-growth Dubai developments without the friction of navigating an unfamiliar market alone.
Buying property overseas asks a buyer to take a great deal on trust. Developer track record is hard to verify from another country. Legal process, payment schedules and ownership structures differ from the UK conveyancing most investors know. Viewing the site in person is impractical for most, and a buyer who cannot see what they are purchasing needs someone on the ground whose judgement they can rely on.

In practice this means the developer relationship is established before a client is ever introduced to the opportunity, so the verification work is done up front rather than by each buyer in turn.
