Overview

Represented a client at auction for a residential property requiring renovation, completing full due diligence in under a week and executing a disciplined bidding strategy to secure the property under its guide price.

Auction is an unforgiving way to buy. The hammer falling is exchange of contracts; there is no cooling-off period and no renegotiation if something is discovered afterwards. Every question a buyer wants answered has to be answered before the room opens.

That pressure is precisely why auction rewards preparation. A bidder who has read the legal pack properly and knows their walk-away number is competing against a room where many have done neither.

The Challenge

Compressed auction timeline left little room for standard due diligence.

A conventional purchase allows weeks to review title, survey the structure and raise enquiries. Here the same work had to be completed within a week, on a property that needed renovation — meaning the condition of the building was a live question rather than a formality, and any material defect had to be found before the bid, not after.

The Solution

Rapid legal pack review and structural assessment enabled a confident, disciplined bid on the day.

The legal pack was reviewed for the issues that most often surface late and cost most to resolve: title restrictions, tenure, and anything in the searches that would affect a renovation. A structural assessment established what the building actually needed. Together those set a ceiling — the maximum the property was worth to this client — and the bidding stopped where that ceiling did. The property was secured under its guide price because the walk-away point had been decided before the room started bidding.
